It’s an informal, on-site consultation before you make an offer. A ValueGuard inspector joins you at your scheduled showing and walks the property with you for 30–60 minutes, visually assessing the Big Five — foundation, roof, HVAC, electrical and plumbing — plus moisture issues and renovation red flags. You get an immediate, plain-English verbal summary of the home’s condition so you can decide whether the house is worth your offer, and how to structure it.
Is a walk & talk the same as a home inspection?
No — and we’ll never pretend otherwise. A walk & talk is a limited visual consultation performed within the constraints of a showing: we don’t open electrical panels, walk the roof, or crawl every inaccessible space, and hidden defects behind walls or underground can’t be detected. A full home inspection is a 2.5–4+ hour multi-point evaluation with a photo-rich written report. When circumstances allow, we always recommend a complete inspection — even a full inspection has defined limits, and a walk & talk’s are narrower still.

I won the house — now what?
Congratulations! Even if you waived the inspection contingency, you usually still have the right to a full inspection for informational purposes — and we strongly recommend one. It documents the home’s complete condition, catches what a 45-minute walkthrough can’t, and gives you a maintenance roadmap for your first years of ownership. Add radon, termite or a sewer scope in the same visit.
Can you check the sewer line, radon or termites during a walk & talk?
Those require equipment and time a showing doesn’t allow — radon needs a 48-hour monitored test, and the buried sewer lateral needs a camera scope. During the walk & talk we’ll flag the risk factors we can see (home age, pipe materials, tree cover, moisture) so you know which follow-up tests matter most for this particular house.
Will the seller or listing agent allow this?
In nearly all cases, yes — a walk & talk happens inside your normally scheduled showing, is non-invasive, and requires no special access. Your buyer’s agent simply books the showing as usual and your inspector attends with you. We recommend letting your agent know so they can allow enough time in the appointment window.
