Radon is a colorless, odorless, radioactive gas produced by the natural breakdown of uranium in soil and rock. It seeps into homes through cracks in the foundation and collects in the lowest livable level — and you can’t see, smell or taste it. The only way to know your home’s radon level is to test for it. Since 2012, ValueGuard has completed more than 40,000 radon tests across Greater Philadelphia using certified technicians and continuous electronic monitors, with accurate, tamper-resistant results delivered in 48 hours.

i. Why radon testing matters

An invisible risk in Pennsylvania homes.

The U.S. EPA and the Surgeon General have identified radon as the second leading cause of lung cancer overall — and the number one cause among people who have never smoked. Pennsylvania has one of the most serious radon problems in the country.

~40% of PA homes
Roughly 4 in 10 Pennsylvania homes tested have radon levels at or above the EPA action level of 4.0 pCi/L — one of the highest rates in the nation, with eastern PA among the highest-risk regions.

~21,000 deaths a year
The EPA estimates radon causes around 21,000 lung cancer deaths in the U.S. each year. It’s the second leading cause of lung cancer overall, and the leading cause among non-smokers.

You can’t sense it
Radon has no color, odor or taste. There are no warning signs and no symptoms until it’s too late. A professional test is the only way to know whether your home has a problem.

Every home is at risk
New or old, slab or basement, every home can have elevated radon — even when the house next door tests low. That’s why the EPA recommends every home be tested, regardless of location or age.

ii. How we test

Continuous monitors, not charcoal kits.

Dependable results start with the right equipment. ValueGuard tests with professional, electronic continuous radon monitors — the Radalink AirCat — from a leading radon testing equipment supplier. These tamper-resistant monitors don’t just measure radon; they record the conditions around the test so the result can’t be quietly compromised.

At the end of the 48-hour test, your technician downloads the data on-site in minutes and emails you accurate, dependable results. Simple. Reliable. Smart.

✓Electronic, tamper-resistant monitors — far more reliable than passive charcoal kits
✓Tilt & power sensors detect if a monitor is moved or unplugged
✓Temperature & humidity readings flag opened windows or doors
✓Hourly barometric logging identifies unusual weather events
✓Placed in the lowest livable level, where radon collects, per EPA protocol
✓Results downloaded on-site & emailed — no mail-away lab delays

Radon is measured in picocuries per liter (pCi/L). The EPA recommends taking action to reduce radon at 4.0 pCi/L or higher, and to consider action between 2.0 and 4.0 pCi/L. There is no known completely safe level of radon.

Two real results

Same monitor. Two very different homes.

Two actual ValueGuard tests, run on the same Radalink AirCat continuous monitor. One home came back comfortably below the EPA action level. The other came back at nearly three times the limit — an invisible problem the buyer never would have known about without a test. Both charts share the same scale, so you can see the difference at a glance.

vii. Common questions

Radon testing questions.

What is radon and why is it dangerous?+
Radon is a colorless, odorless, radioactive gas formed by the natural breakdown of uranium in soil and rock. It enters homes through cracks in the foundation and collects in the lowest livable level. The EPA and U.S. Surgeon General identify radon as the second leading cause of lung cancer overall and the leading cause among people who have never smoked, responsible for an estimated 21,000 lung cancer deaths in the U.S. each year. Because you can’t see, smell or taste it, testing is the only way to know your home’s level.
What is a safe radon level?+
Radon is measured in picocuries per liter (pCi/L). The EPA recommends taking action to reduce radon when levels reach 4.0 pCi/L or higher, and to consider action when levels are between 2.0 and 4.0 pCi/L. There is no known completely safe level — the goal is to keep radon as low as reasonably achievable. For reference, the average indoor radon level in the U.S. is around 1.3 pCi/L.
How common is radon in the Philadelphia area?+
Very common. Pennsylvania has one of the most serious radon problems in the United States — roughly 40% of homes tested in PA have radon levels at or above the EPA action level of 4.0 pCi/L, and eastern Pennsylvania is among the highest-risk regions in the country. Elevated radon can occur in any home regardless of age, style or whether neighboring homes test low, which is why the EPA recommends testing every home.
How does ValueGuard test for radon?+
A PA DEP-certified technician places a professional, electronic continuous radon monitor in your home’s lowest livable level for a 48-hour test. Unlike passive charcoal kits, these tamper-resistant monitors use tilt and power sensors to detect if the device is moved or unplugged, log temperature and humidity to flag opened windows, and record hourly barometric readings to catch unusual weather events — so the result can’t be quietly compromised.
How long does radon testing take and when do I get results?+
The monitor runs for a 48-hour test period. At the end, your technician downloads the data on-site in minutes and emails you accurate, dependable results — there’s no waiting on a mail-in lab. During the test, windows and exterior doors should stay closed as much as possible (closed-house conditions) for the most reliable reading.
Do you also do radon mitigation?+
No — and that’s intentional. ValueGuard is a radon testing-only company. We don’t perform mitigation, and we don’t recommend a specific mitigation contractor if your results are elevated. Keeping testing and mitigation separate removes any conflict of interest, so you can trust that our result reflects your home’s true radon level and nothing else.
Can I add radon testing to my home inspection?+
Yes. Radon testing is one of our most popular add-ons and is included in several inspection packages. Bundling it with your home inspection is the most convenient option during a real estate transaction. You can also schedule a standalone radon test. See pricing & packages →
My radon level came back high — what now?+
If your result is at or above 4.0 pCi/L, the EPA recommends installing a radon mitigation system, which typically reduces levels by 80–99%. Because we’re a testing-only firm, we won’t pressure you toward any particular contractor — but our technicians are happy to explain what your result means. The PA DEP maintains a list of certified mitigation professionals, and a follow-up test after mitigation confirms the system is working.
