Graduate Hospital — also known as Southwest Center City, G-Ho, or South of South — takes its name from the former Pennsylvania Hospital Graduate Hospital that operated on South Street from 1915 to 2007. The neighborhood is bounded by South Street, Washington Avenue, Broad Street, and the Schuylkill River. From the late 1800s through the 1960s it was a dense working-class district — predominantly Irish American by 1870, then African American by 1920 — and home to Black Doctors Row on Christian Street, Tindley Temple, the Royal Theater, and Marian Anderson. After decades of decline triggered by a never-built crosstown expressway proposal, the neighborhood revitalized rapidly from the 1990s onward. A note on G-Ho pop-up additions

Hundreds of two-story G-Ho rowhomes have been topped with new third-floor additions, often with full roof decks above. These additions are the single most distinctive feature of the modern Graduate Hospital market — and they introduce inspection considerations that don’t exist in unmodified rowhomes. The original framing and party walls have to carry new load. The connection between old shell and new construction has to be detailed correctly. The roof deck above has to be properly waterproofed and flashed. We pay close attention to all of it.
