Old City Home Inspections.

The birthplace of the United States — where Federal-era rowhomes on cobblestone alleys share blocks with cast-iron storefront lofts and modern infill townhomes. Generic inspectors miss what makes Old City different. Ours don’t.

Old City is where America began — Independence Hall, the Liberty Bell, Elfreth’s Alley (the oldest continuously inhabited residential street in the nation, dating to 1703), and the cobblestone blocks that still pave parts of the district. Today, this World Heritage neighborhood layers 1700s and 1800s rowhomes, mid-1800s cast-iron storefront buildings converted to residential lofts, and modern infill construction. Each carries its own structural story. ValueGuard’s ASHI-certified home inspectors in Old City have been inspecting this neighborhood since 1997, and we’ve built our home inspections in Old City around exactly these three centuries of differences.

Inspections from $399 — condos and lofts from $299. Save with a package:

i. Why this neighborhood is different

Three centuries of American architecture.

Old City’s housing stock spans nearly every chapter of American architectural history — from 1700s Georgian rowhomes to mid-1800s mercantile buildings to 21st-century infill construction. A thorough home inspection in Old City means knowing which century you’re standing in. Here’s what we focus on:

i
Georgian & Federal Rowhomes
Old City has the densest concentration of 18th and early-19th-century homes in Philadelphia — Elfreth’s Alley alone has 32 Georgian and Federal rowhouses built between 1728 and 1836. Brick mortar, party walls, original framing, and three centuries of settlement all require an experienced eye.
ii
Cast-Iron Storefront Loft Conversions
Old City’s mid-1800s cast-iron storefront buildings have largely been converted to residential lofts. We pay close attention to load paths through original cast-iron columns, large-span structural elements, retrofitted plumbing and electrical, original-window-in-modern-wall assemblies, and shared building systems.
iii
Adaptive Reuse Condos & Modern Infill
From The National at Old City and other warehouse-to-condo conversions, to brand-new infill townhomes slotted between 200-year-old neighbors. For condos, we focus on what the HOA covers vs. what’s your problem. For new construction, pre-drywall and one-year warranty inspections catch workmanship while the builder is still on the hook.
iv
Century-Old Sewer Laterals
Old City’s sewer infrastructure includes some of the oldest in Philadelphia — clay and cast-iron laterals from the 1800s, in some cases routed beneath cobblestone streets. A sewer scope catches root intrusion, offsets, and collapses. Replacement runs $8,000 to $20,000.
v
Historic District & Cobblestone Streets
Old City sits within multiple overlapping historic districts and includes National Historic Landmark designations like Elfreth’s Alley. Cobblestone streets, original facades, and protected views all affect what renovations are permitted. We document conditions thoroughly and flag findings that may need disclosure or specialist review.
vi
Tight Contingency Windows
Old City homes move fast, and 19106 is consistently one of the most competitive ZIPs in Philadelphia. Same-week scheduling and next-business-day reports mean your inspection never becomes the bottleneck on a deal.

A note on Old City loft conversions

Old City’s loft conversions are some of the most architecturally distinctive housing in Philadelphia — original 1800s cast-iron columns, exposed brick walls, oversized windows. They also have completely different inspection profiles than rowhomes. Original load paths through cast-iron columns, retrofitted mechanicals running through 175-year-old shells, and HOA-shared systems all need careful evaluation. We inspect Old City lofts as carefully as rowhomes — but ask different questions.

ii. The four services that matter most

What to inspect in 19106.

Service i.
Home Inspection
A complete evaluation of structure, roof, electrical, plumbing, HVAC, and major systems — delivered as a photo-rich report the next business day. Tuned to whichever Old City era your home represents.
Service ii.
Sewer Scope Inspection
Especially critical in Old City, where laterals can date to the 1800s and run beneath cobblestone streets. Our camera travels the lateral from cleanout to main, documenting root intrusion, offsets, bellies, and collapse. A few hundred dollars now can save tens of thousands later.
Service iii.
Radon Testing
Radon appears in Philadelphia homes — including in Old City rowhomes and lofts with finished basements or ground-level living spaces. Our PA DEP-certified technicians use tamper-resistant electronic monitors with 48-hour turnaround. Mitigation, if needed, typically runs $800 to $2,500.
Service iv.
Pre-Drywall & Warranty Inspections
Built for Old City’s modern infill construction. Pre-drywall inspections during framing, pre-close inspections before settlement, and one-year warranty inspections before the builder warranty expires.

vi. Common questions

Frequently asked.

How much does a home inspection cost in Old City Philadelphia?
+
Home inspections start at $399 for single-family rowhomes and townhomes. Loft and condo inspections start at $299. Larger or older properties may take more time, which affects final pricing. Packages save more: Value Package $799 (save $149), Value + Sewer Scope $1,078 (save $199), Full Protection $1,427 (save up to $439). Get an instant quote online or call (215) 860-3150.
Do I need a home inspector in Old City who knows the neighborhood?
+
It makes a real difference. A house inspection in Old City isn’t generic — the same address can be a 1700s Federal rowhome, a cast-iron storefront loft conversion, or brand-new infill construction, and each one fails in different ways. ValueGuard’s home inspectors in Old City have worked this neighborhood since 1997, so they know which century they’re standing in and what to look for. When you hire home inspectors in Old City who recognize these patterns, your home inspection in Old City catches the issues a checklist inspector walks right past.
What’s different about Old City loft inspections?
+
Loft conversions in Old City sit inside 175-year-old commercial buildings, which means the inspection has to evaluate things that don’t appear in rowhomes — original cast-iron columns and their load paths, large-span floor framing, retrofitted mechanicals routed through brick exterior walls, oversized historic windows, and the HOA-shared systems that affect your unit. The architecture is beautiful, but the inspection needs to go deeper than a standard residential walkthrough.
Should I get a sewer scope inspection in Old City?
+
Yes — strongly recommended. Old City has some of the oldest sewer infrastructure in Philadelphia, with clay and cast-iron laterals from the 1800s sometimes running beneath cobblestone streets. A sewer scope catches root intrusion, offsets, and partial collapses — problems worth $8,000 to $20,000 to address after closing.
What about The National at Old City and adaptive reuse condos?
+
Adaptive reuse condos like The National at Old City carry entirely different inspection profiles than rowhomes. We focus on original masonry exterior conditions, in-unit HVAC and mechanical systems, plumbing fixtures and in-unit shutoffs, appliance condition, and what the HOA covers vs. what’s your responsibility. The architecture is part of the appeal — but the inspection needs to go beyond it.
What are the biggest issues in Old City homes?
+
The most common significant findings include: aging clay or cast-iron sewer laterals, deteriorating brick mortar and party-wall conditions, original or partial knob-and-tube wiring, older galvanized plumbing approaching end of life, flat or low-slope roof issues, and elevated radon. Cast-iron storefront loft conversions also require evaluation of original load paths, retrofitted mechanicals, and historic window assemblies. Multiple overlapping historic-district designations may affect what’s permissible to modify.
Do I need to be present for the inspection?
+
Absolutely — and we encourage it. Attending your inspection is one of the most valuable things you can do as a buyer. Our inspectors walk you through every finding in real time, explain what each means, and answer your questions on the spot. Most Old City inspections run 2 to 3.5 hours depending on the property type and size.
How quickly can I schedule an Old City inspection?
+
Typically within 1–3 business days, often same-week. We inspect seven days a week and deliver reports the next business day. If you’re on a tight contingency window, call us at (215) 860-3150 — we’ll do everything we can to meet your timeline.
